Modera Pearl offers an array of studio, 1-, and 2-bedroom apartment homes.
We love your furry companions and welcome up to two per apartment home. There is a pet deposit of $300 per animal and pet rent is $50 per month per pet. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.
Our community offers gated access. Each resident receives a code or fob to enter the gate. Guests visiting Modera Pearl residents can be provided with a temporary code for entry.
We have a controlled-access parking garage at Modera Pearl.
Modera Pearl offers garage parking spaces starting at $300 and $375 for EV parking per month.
Prioritizing our residents' needs, we proudly offer an on-site maintenance team at Modera Pearl. To submit a maintenance request, simply log onto your Resident Portal and our team will assist you as soon as possible. Please allow our team 48 hours to respond to your request.
To submit an after-hours service request, you can use the Resident Portal or contact Milly, our virtual assistant. In case of an emergency, call the main phone number, describe the issue to Milly, who can then escalate it to our on-call service associate.
We offer convenient self-serve package lockers for your convenience!
We provide recycling services for our residents. Recyclable items can be placed within a secure bag and placed inside the valet trash bin or recyclables can be taken directly to the trash room. For larger items, please break them down and bring them to the large bins located on the P1 level of the garage.

Yes, renters insurance is required. Residents are required to provide proof of renter's insurance. The policy must cover $100,000 in personal liability with the community listed as an interested party or party of interest. All leaseholders must be listed on the policy with the physical address matching the home number.

At Modera Pearl, one-time fees include a security deposit of $300 and a pet deposit of $300. Additionally, there are monthly fees, which include a $15 Resident Liability Program fee and a $14.16 trash pickup fee.

To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the fourth day of each month. Late fees will start on the fifth day of each month.
