submitted by Demario P. - |Recommended: YesAmazing — My experience here has been truly amazing This property is very clean, I mean every morning you see staff cleaning elevators and floors. They are very quick to respond to work orders and all around the staff are all friendly. The interior of the apartments are top notch quality and I do not hear a sound from outside or above me. The neighborhood is really what got me here from San Francisco because everything is all walking distance from your apartment. Highly recommend this place

submitted by Chomba K. - |Recommended: YesGreat and Dirty — Property is very dirty. Great amenities yet neglected . The rooftop is always full of stains and trash all over and the courtyard smells dogs pee all over. Very disappointed with that part of the experience. Windows in apartments always are all with dust and stains from the outside--- not sure if they have ever been cleaned at all in a long time. Definitely not this year

We are working on improving the condition of the courtyard and terrace and have a cleaning crew here six days a week for the common areas in which we are also working on improving the level of service. Also, the windows are cleaned once a year and will be cleaned in the first quarter of 2021. submitted by Dylan G. - |Recommended: YesIdeal Downtown Portland Living — Modera Pearl is a lovely community. The units are designed nicely as are the amenities. The staff are friendly and responsive. My only complaint, which is not a reflection on the building or staff, is that the amenities restrictions from COVID are extremely frustrating. The level of amenities are incredible, but they're essentially out of order due to the restrictions. Also, parking like all downtown apartments in Portland is expensive.

The building is beautiful clean.

Nice, quiet area, good location within walking distance to restaurants, shops, gyms, grocery stores, dentist, eye doc, salons, vet, dog park and daycare, walk-in clinics Can you tell I'm from suburbia Easy access to the highway. New building with lots of great amenities at a fair price. Modern design. Staff makes an effort to coordinate events and get-togethers. Storage within the apartments is limited which is my only negative. Been living here for 2 years and really enjoy it.

The apartment we rent is gorgeous great wood floors great views love the noise control. I have found no problems with the staff or apartment itself. The only criticism I would mention does not involve the staff or apartment I don't like when neighbors put garbage bags outside of the trash chute or recycling bin.

submitted by Gabe - |Recommended: YesI remember when I moved in the amenities, including the hot tub and game room we're open 24 7. Since then the last few months they have began closing all of these amenities at midnight. This is a disappointment as some people enjoy staying up late or get off work later than others, and so long as there is not excess noise or anyone is being bothered, I just don't understand the reasoning for this. It would be great to see at alternative way of managing this put into place, such as no groups over 10 people after midnight or no music after midnight or any other policy that addresses the root cause of why this change was made. I think with a little creativity whatever led to this midnight closure rule could be easily remedied without completely blocking the amenities off after midnight. Not to mention, if noise really is the issue, then is it fine to be as loud as we want up until 11 50pm That is still late and I am sure many residents would not appreciate a high noise level at that time

We know there are a few residents who have work schedules that don't coincide with the amenity closures; however, closing the amenities at midnight have proven to cut down on the number of calls we receive for various reasons after hours.
