submitted by Gabe L. - |Recommended: NoI've been living here over 2 years. It's a good location. There's good amenities when they're open, which is essentially never since covid began. The parking garage is not a safe environment it is a literal target for thieves. I don't know a resident who's vehicle HASN'T been tampered with - and no effective measures have been taken to prevent reduce this. I pay to park my car motorcycle in the parking garage. My car has been broken into twice, most recently 3mo ago the window was shattered and items inside stolen. 2 weeks ago someone drove into the parking garage with a pickup truck, broke the lock off my motorcycle, rolled it up a ramp into their truck bed, and broke the garage gate as they rammed it open and drove off the motorcycle flying out of the truck and tumbling down a hill in the process. It's completely totaled. All management told me is Sorry . The perpetrator s were not caught as usual . This type of criminal activity happens on a regular basis. It is not safe.

The incident recently with your motorcycle was a very unexpected, unfortunate, and uncommon occurrence. The team investigated the incident and has communicated with police to help find the people responsible. Crime in the Portland metro has increased this year during these difficult times, and our team is working alongside law enforcement to do everything in our power to improve our courtesy patrol to avoid future issues. submitted by Dwight D. - |Recommended: NoUsed to really like living here — But over the last year, the management company has been unable to respond adequately with the dramatic rise of theft and break-ins in the secured parking garage. With the limitations put on the shared amenity spaces due to covid obviously not their fault , this building just isn't nearly as attractive. Especially since rent prices are not being adjusted with the market.

We have been working on improving the cleaning and have hired a temporary grounds person to work on getting the property back into proper condition due to being a little short staffed. The team has been short staffed and trying to keep up, but over the last couple of weeks has brought in more help to get the property looking better. We have a cleaning crew here six days a week as well and will be following up with them more regularly to ensure proper time and effort is spent on cleaning. submitted by Alessandra M. - |Recommended: NoIt used to be a lovely place, but recently the quality and safety of the building have dramatically dropped, unfortunately. — I have been living here for almost 3 years and I loved this place before. Never had any problems or complaints in the past. Recently many things have changed, and it's become very frustrating and stressful to live here. New management and maintenance are not responsible to residents' needs. Problems in apartments are not appropriately fixed. The common spaces are dirty trash, dogs accidents, etc... .Gates broken. Lack of communication from the staff both management and maintenance . Very unprofessional and unpleasant. Definitely not a place that I would recommend right now.

submitted by Demario P. - |Recommended: YesAmazing — My experience here has been truly amazing This property is very clean, I mean every morning you see staff cleaning elevators and floors. They are very quick to respond to work orders and all around the staff are all friendly. The interior of the apartments are top notch quality and I do not hear a sound from outside or above me. The neighborhood is really what got me here from San Francisco because everything is all walking distance from your apartment. Highly recommend this place

The rooftop is always full of stains and trash all over and the courtyard smells dogs pee all over. Very disappointed with that part of the experience. Windows in apartments always are all with dust and stains from the outside--- not sure if they have ever been cleaned at all in a long time. Definitely not this year

submitted by Dylan G. - |Recommended: YesIdeal Downtown Portland Living — Modera Pearl is a lovely community. The units are designed nicely as are the amenities. The staff are friendly and responsive. My only complaint, which is not a reflection on the building or staff, is that the amenities restrictions from COVID are extremely frustrating. The level of amenities are incredible, but they're essentially out of order due to the restrictions. Also, parking like all downtown apartments in Portland is expensive.

The building is beautiful clean.
