|Recommended: YesWonderful place — Full of friendly neighbors, Basically sound proof walls. The amenities are wonderful and always up to par. The leasing and maintenance staff are friendly and kind. All neighbors dogs are very friendly and nice as well.

|Recommended: YesRecommend — Modera Pearl is a great place to live, but suffers from the normal apartment life, where things like trash management seem to always be an issue.

|Recommended: YesQuick, Easy, Lovely — I toured and moved into the Modera Pearl within 2 weeks. The building has a great community and amenities. Jordan Ray is awesome and does a great job at making move-in comfortable for new residents. The people are friendly and there are plenty of happy pets as well. I would recommend this building for its location, quality, and community.

|Recommended: NoMy thoughts are in regards to the screening room. I would love nothing more than to utilize this room but after visiting it and finding the couch in the photo is an inaccurate representation of the reality.... A discovery that resulted in
me acknowledgjng that after that visit I'd visited that room as many times as I would ever need to. The couch is not so much yellow as it is a very dingy yellowish green color, with an imneasurable amount of stains throughout it... You can't sit down with out sitting on a stain. I imagine this room is cleaned as often as the dog run is cleaned which seems to be never. And if someone does actually clean in there ... They must have no supervisory oversight. A new couch should be a very doable action with the amounts charged in rent for these advertised amenities . But maybe it's just me and everyone is constantly fighting for me access to that room .

Thank you for your response. The color of the couch is a burnt yellow which goes great with our color scheme in the theatre room. We do clean this amenity daily including the couch. We are also in the process of replacing some furniture items in our amenity spaces.

But so far I appreciate how manageable and smooth this process has been

|Recommended: YesA Strong B- — I like my little space that I have, it’s home. But I am constantly listening to dogs barking, get to smell urine and try to avoid stepping in land mines after stepping outside. I do love dogs and the dogs that live here, just wish people would clean up after them…
The other pet peeve is never having the coffee machine available to those who either wake work early, or head out late. It’s always in “sleep mode” and can’t be enjoyed unless you’re swinging through during the middle of the day. But off chances if you’re able, it’s temporarily down.
The maintenance staff Leo is the nicest guy in the world He is always such a delight to cross paths with - he is the treasure of the property.
Property staff is friendly, but I haven’t had much interaction since I moved in people have changed.
